Our passion is education. It’s office policy that we require every REALTOR® with our brokerage to conduct a buyer consultation. You may have experienced or heard someone say their past home buying experience was a nightmare, and we firmly believe that occurs when a buyer selects a licensee who doesn’t educate their clients. Education is Tribute Realty’s main focus when it comes to their real estate professionals and all of their customers. We want you to know what steps are in line to come next, so it’s an enjoyable experience for you.
The first step for anyone interested in purchasing real estate whether it’s to live in or to invest, is a consultation with one of our professionals. Our consultation explains the process, what to expect, and time frames.
There are three types of sales:
- Fair-Market Value- “normal” seller, buyer, both making the decisions themselves. This is the quickest type of sale start to finish.
- REO/Foreclosure- This is when the property is owned by the bank. The previous sellers have already been foreclosed on and the bank owns the property. The bank will not disclose anything wrong with the property.
- Short Sale- This situation is when the seller needs to sell due to a hardship be it job loss, illness, or relocation. They need to prove to the bank they: have a hardship, don’t make enough money to pay the difference, and this is the longest process. Whether a property has one or two mortgage liens, if the listing agent is using a professional, full-time negotiator are all factors in how long this process takes. It could take 3 months or a year. There’s no set time frames on offer responses either. If you have time constraints moving, we do not encourage short sales.
